Holbecks House, Bed and Breakfast with style and elegance

If you are looking for somewhere special to stay in Suffolk, Holbecks House B&B offers space, style, tranquillity and elegance – a memorable stay guaranteed.

Holbecks House was built by Sir Joshua Rowley in 1788 during the reign of George III, and has remained in the ownership of the same family ever since. This large and elegant country house now offers bed and breakfast accommodation in three stylish rooms plus a separate self-contained apartment.

The house is quintessentially English, perched on a hill near to the historic town of Hadleigh, and set amongst its own fields, walled garden and croquet lawn. Antiques, paintings, wood panelling and shelves full of old books set the scene inside, but the feel is of a comfortable family home, not a museum – cosy, not stuffy.

Your hosts are the charming Perry and Charlotte Coysh and their family, whose commitment to their guests you will discover as soon as you arrive. Many guests return to Holbecks again and again; even some who make a point of always staying somewhere new! They just can’t resist.

Holbecks only has 3 B&B bedrooms so you will never be part of a crowd when you stay. Choose from:

  • The Constable Suite – The elegant Constable Suite has an enormous 7’ wide bed (can be converted to two singles) and a separate sitting room. The large en-suite bathroom has a freestanding claw-foot bath and separate shower.
  • The Gainsborough Room – a large bedroom overlooking the front gardens, with en-suite bathroom.
  • The Munnings Room – a lovely double bedroom situated at the side of the house with views over the trees. This room has its own private bathroom just along the hallway.

All rooms are extremely spacious and offer classic Georgian style, including sash windows, oriental rugs, antique furniture and luxurious Egyptian cotton sheets, plus modern conveniences like flat-screen TVs with Freeview and DVD player.

In the morning, choose from a Full English breakfast with ingredients sourced from the best local farms, or a Continental breakfast with homemade bread and jams, plus tea, fresh orange juice and freshly ground coffee of course.

All dietary requirements can be catered for and evening meals can be provided by prior arrangement, although there are many excellent pubs serving food in the nearby villages – Perry can suggest somewhere you might like which matches your mood and budget.

Exploring the Area

There are many lovely towns and villages to discover in this part of Suffolk, like Lavenham, with its array of ancient half-timbered houses, and those on Suffolk’s Heritage Coast like Aldeburgh, Thorpeness, Southwold and Woodbridge.

Explore Constable Country, visit the Sutton Hoo exhibition, The Beth Chatto Gardens, Gainsborough House in Sudbury, the cathedral city of Bury St Edmunds, or the historic and bustling town of Ipswich.

Visit Holbecks in late May and you might even encounter the Annual Hadleigh Show taking place in the grounds of the B&B, as it has done since 1840!

Self-Catering Apartment

The Garden Flat at Holbecks is a lovely, spacious holiday flat suitable for long holidays or short off-season breaks.

The flat is on the ground floor of the main house and has 2 bedrooms (one double and one twin) accommodating up to 4 people. It has its own private entrance and parking area, and guests have access to the house’s extensive gardens and grounds.

The flat also has a living room with creature comforts including TV and DVD player, and lovely views over the Coach House and stables. There is a fully-equipped kitchen, bathroom with bath and shower, and utility room with washer/dryer. The whole flat has central-heating for those less-than-balmy Suffolk evenings.

Local directions

From Ipswich take A1071 to Hadleigh. Head for High Street. Turn right to Lower Layham. Turn right after bridge and proceed up Holbecks Lane (restricted track). Turn left after 200 yards into private drive. House at top of the hill. Full directions provided when booking.
